Had you bought an average home with a 10% deposit in January 2015 instead of renting, would you be better off now? These tables replay the real prices, rents and mortgage rates for each UK area and US metro with figures going back that far.
Buying came out ahead in 340 of 346 UK council areas by July 2026. The median place left a buyer £110,000 better off than a renter, and for the UK as a whole the gap was £172,000 in buying's favour. Buying did best in City of Bristol (£248,000), Barking and Dagenham (£220,000) and Trafford (£217,000). Renting did best in Kensington and Chelsea (£712,000), City of Westminster (£438,000) and Hammersmith and Fulham (£167,000).
Buying came out ahead in all 207 US metros by August 2026. The median metro left a buyer $181,000 better off than a renter, and for the US as a whole the gap was $222,000 in buying's favour. Buying did best in San Jose, CA ($379,000), Miami, FL ($350,000) and Santa Maria, CA ($337,000). Buying's lead was smallest in Davenport, IA ($40,000), Shreveport, LA ($55,000) and Anchorage, AK ($57,000).

Bought is the home's value now, less the mortgage still owed, plus the buyer's savings. Rented is the renter's savings. The difference is bought minus rented, so a negative number means renting came out ahead. Selling costs and income tax are left out, so neither side pays tax on its savings and there is no mortgage interest deduction.
